Moncasa begins with an existing condition: an unfinished concrete frame in the dense urban fabric of Agios Nikolaos. Rather than concealing this origin, the project uses it as the basis for a new architectural identity, one shaped by mass, depth, shadow and carefully framed outdoor living.



The building is defined by a strong contrast between warm mineral surfaces and dark architectural frames. The façade does not operate as a flat elevation, but as a sequence of recessed rooms open to the city. Balconies are treated as protected extensions of the interiors, carved into the volume and framed by deep graphite outlines that give the building a calm, sculptural presence.


At ground level, the experience becomes more private and atmospheric. Courtyards, planted edges and two compact swimming pools create a domestic landscape of retreat. Water, textured walls, Mediterranean planting and woven outdoor furniture introduce a softer rhythm, balancing the urban density around the plot with moments of shade, stillness and privacy.



The material language remains restrained: beige plaster, dark metal, glass, natural textures and carefully controlled light. The project avoids decorative excess and instead relies on proportion, shadow and the sensory quality of surfaces. In this way, Moncasa moves between residence and boutique hospitality, offering a form of city living that feels protected, warm and quietly refined.



The project concerns the completion of an existing building at 39 Armoustou Prigkipos Georgiou Street in Agios Nikolaos. The revision includes internal layouts, structural reinforcement and the addition of two swimming pools.
